I left due to personal family reason which took me out of state and away from the company. It had nothing to do with Sam. What about you, whats your story? UMH was formed back in the `60s and if you think its going down the tubes you may want to guess again.

Have you looked at the stock lately? Three years ago it was almost $16 per share, todays it's down to less than $8.00 per share. Don't blame it on the recent economic downtrend---it's been spiraling down since Oct. 2006. When you worked there, Euguene Landy was in charge. Since he's passed the reigns to Sam it's been all down hill. Within the last four years, Sam has fired well qualified, seasoned property managers for no apparent reason and replaced them with incompetents. Is this the way to managed a business? What's my story?...I'm an insider.

Hey, first thing is I`m not trying to get anyone mad here. Eugene was not in charge when I was there, I left in `04. When I was there the stock was over $17.00 a share, compared to $11.00 when I started, you should see the company I work for now, they want you to sell homes, but refuse to bring any new ones in, their a hush hush company and refuse to look outside the box for shareholders. Yes I have seen the stock today I believe it was at $7.60, and your right its bad. I did check it over the 4 years I`ve been gone and its at its lowest that I`ve seen. But I believe it will rebound, it has to get worse before it can get better. I also believe they need a jump start in their sales and be more competitive with pricing. Look all I`m saying is when I was there things were better, I dont know who was fired within management, I do keep in contact with some of our residents within the communities we had, and things are not always good, but on the other hand some like the change. Again not trying to get anyone angry here, and if your an insider maybe some new Ideas might help.

I'm not angry with you, I'm just trying to tell you like it is today. You're right, you're always going to have some residents who complain just for the sake of complaining. Then, there are others who have legitimate complaints that are never addressed or resolved. Sam doesn't care..he says sell, sell, sell... to anyone. Doesn't matter if the buyers are credit worthy or not! "We'll just move 'em in and move 'em out!" Is that any way to run a business? As an insider, you do what is necessary, because Sam is NOT open to new ideas. If you have a minute, go back an read some of the ideas that have been posted on this message board.

I have had that when I was there, if they have the money take it. Fortunately we didnt have to many problems with the few we did this with. We basically sold homes off the floor plans because it took so long to get the permits from the township. Is Chris Lindsey still there? I know she kept wanting us to put new homes in regardless. I know of one home that sat in the entrance to a community for almost a year waiting for a permit, and waiting for the lot to be developed. (cart before the horse). I tried not to get involved with doing things that way. But it does happen, and not only at UMH. I cannot answer for anything in the last 4 years I was`nt there. I know there are quite a few homes for sale in one of the commun ities we had, and I dont know what the reasoning is behind it, some say management other say they just want to move. I have a situation now where I may have a buyer for a home they dont want to bring in until Feb. due to it sitting over the winter, I`ve called our CEO to confirm if I can get a deposit can we move forward with this deal, called him 4 times yesterday and also e-mailed him, still no responce.....frustrating, my point is is not just UMH. And again I`m trying to sell off a floor plan. Here we have to many chiefs not enough indians. Management is not allowed to the corporate meetings it trickles down hill from the "Eagles"...and so on. I never even know when my supervisor is on Vacation, I find out four or five days later, nice huh. I guess I`m compairing now, sorry. Our numbers are down in sales as well throughout the Co. could it be the market, people arent spending what they were and how about the banks, are they getting tougher with their lending practices. Sorry about the book here.

If you think the corp.'s decline and Sam's rise to power aren't related, you are a special needs person. When Eugene is out as CEO, Sam has less than a year before he's fired or assignes to a differevt position. That's common knowledge.

When Eugene's out as CEO, who's going to fire Sam? Sam???? I don't think so! He'll probably be take over as CEO. Oh, cherish the thought!!!

Don't be so naive. When UMH's stock's were at 17 every other corp was living high on the hog too. UMH got arrogant because they thought they were recession proof. obviously they were not. If I were the head of the company, I wouldn't play the blame game (which the curent head has been doing) I'd be trying to figure out new ways to make my company competetive. Now is definitely the time for UMH to get bold. Complacency will kill this corp, or it will merge with monmouth. And by the way, if Chris Lindsey was given more free reign to do her job, the company might be better off. The same could be said of Tom Stewart when he was still there.

Don't think you got the story right about Tom Stewart leaving.
I understand that Sam wanted him out of the picture so he could move his nephew in as V.P.. Tom and Sam did not see eye to eye.
I heard he got a ultra great severence package when he left.
Lets get Mr. Stewart in here and see what the story is? I bet he has some good info to give.

After much thought and reading the comments concerning the President of this company, There is no way it can survive or grow.
Where is the board of directors? Are they not reading these comments.
Even though it is the desire of Eugene Landy to turn the corporate reins over to the sons', He must, at some time put the stockholders first since they are the ones who stood behind him and helped the company grow.

I have read the Presidents numerious comments concerning what was wrong with the trailer business and how this company will prosper in the future. It just will not happen. Housing needs and type have changed
in the past ten to fifteen years and trailer park living is not in the future.
The mom and pop trailer parks still operate at + 95% occupancy because they have not priced themselves out of the market. There is a difference when you are supporting mom and pop or a public held corporation.

When site rent hit $500.00 per month, the company went down the tubes.
Sorry, the truth sometimes hurts.

Tom Stewart was running the company for Sam until about June 2006, I believe. Sam got cocky and thought he was the E in MC2.
