| The management style of UMH's Sam Landy is best described "piss poor." He spends most of his time skiing while his company's stocks drop lower and lower. He brings in inept and poorly trained family members and promotes them to high level positions while ignoring employees who have worked hard for his company for decades. Although, in his defense, he's so incredibly out of touch with his company, that he really doesn't have a clue who is hard working or not. For years, he's been using "low interest rates" and a booming economy as an excuse for his lackluster leadership. Let's wait and see what his excuse is now. |

I'll just reiterate something that was posted over on the Yahoo boards and that I firmly believe after reading yesterday's financial report released by UMH.
"Why a small company like this is in the business of owning stocks and hedging interest rate changes is beyond me."
They should worry about day to day operations and how to keep their parks full, not playing the stock market with their shareholders dollars. Stocks are the lowest they've been in nearly ten years, and if they drop any lower, ever. |

| I see that you are talking about UMH. Something is ruining the whole company in there. Look at the stock. It's price is getting lower and lower day by day. Is it normal? |

I think you will find that the N.W. Pa manager is an uncle. I understand he is now back in Isreal getting his green card renewed Guy is not even a US citizen. |

No it is not normal. Understand Sam Landy got rid of the old employees who knew what was going on and brought in his own crouneys. Check out comments on UMH board. UMH can not continue to pay a dividend for to much longer. |

| What should be done with this company then? Who should replace Landy? An outsider? Someone from within the company? What should be done differently after he's gone? And are we talking about a complete company overhaul, or just the dead weight. Who should do this? The Ceo, or the chairman of the board. It sounds like there is severe internal strife and incompetence within this company, but what are the solutions to make it profitable again? I'd love to hear from more residents of UMH's Communities. Are they offered an online forum to express what they feel is the good and bad within UMH? If not, Why? Doesn't UMH care about given a voice t those people who directly pay their checks? Also, how many people are current UMH employees here? Are there any specific communties that are mismanged? I visited UMH's official site today and found it sorely lacking in the any feedback from reisdents. These people are their bread and butter, not the stockholders. If %100 of residents decided to up and leave tommorow, then Umh would be in serious trouble. I want to here from the people who live in these parks and here the pros and the cons of UMH. Someone should try to organize them to express their thoughts and opinions on a board. This board is growing, I feel that residents should take advantage of the anoymous nature of it and express the experiences. Also, where is Sam Landy? I know three excutives, and they Google their names at least once a month. And they defend them selves vigorously against untrue criticism. We ned some company yes men in here to toe the line and expand this debate. And speaking of the UMH website, my twelve year old daughter could design a higher quality one that UMH has. |

You have posted some very good questions and comments.
First, UMH needs an outside Presaident. Leave the father as CEO after all he started this company from scratch.
In talking with residents and employees, it seems like everyone has dis-taste for UMH. Sam Landy has got rid of good management people and brought in his own which have limited knowledge of this type of business.
Sam Landy also purchased, with stock holders money, a horse farm south of Albany that he wanted to develop and is ending up costing the company big bucks. Town fathers in that area are putting the stop to Sam Landy.
More to follow,
UMh presently has around 115 employees counting office staff.
They forget that their residents are low-middle income families and by that I mean that they live on under $50,000 per year. |
