Sam why don't you try this...
1. Eliminate your ego-mania style of management. LISTEN, LISTEN, LISTEN to residents and employees. You don't know it all.
2. Invest in Capital Property Improvements
3. Upgrade and technologically revamp your office operation
4. Employ honest, responsible managers, who take pride in your properties
5. Increase your maintenance crews. Hire qualified maintenance people, who will stay
6. Treat your employees fairly, honestly and train them to work as a team
7. Offer competitive wages and benefits
8. Develop a good relationship with your vendors, instead of alienating them
9. Recognize the importance of the residents, instead of taking the attitude.."Move Them In and Move Them Out"! They are people, who have CHOSEN to live, not forced to live, in your Parks.
Without residents, Sam Landy, you and UMH Properties are nothing!
10. Manage UMH Properties as residential communties. Satisfied residents are the key to your success.
The Result: Happy Stockholders, Happy Employees, Happy Residents and Gold Metal Award winning properties with low rates of vacancy.

| But all of that makes far too much sense to be incorporated into UMH's game plan. And you have nothing in there about ordering dozens of homes for parks where there is no market and then marking them up 40%. If you want to write up a game plan for UMH, then think of a company like GE or microsoft, then take away reason and accountability. |

| How long does it take to get a title after buying and living in your wonderful community for almost a year???? Did you know Mary was seeling homes and saying till this day that it is a retirement community.... |

Did you buy it from an individual or UMH Sales & Finance? |

State law, in all states require that a title be in your hands in a given period.
What state, if NY call the state office of consumer protection, they have had numerious complaints on UMH |
