If I was C.E.O. of UMH and had over 1000 vacant sites, I would order S.A.L. to immediately implement the following to fill all sites:
All new homes coming into the communities whether sold by UMH Sales or an outside dealer would have their lot rent froze at $175.00 per month for the first year with any annual increase not to exceed 3% during the life of their home mortgage,(not to exceed 10 years) regardless of where the community is.
This alone would generate, (1000 sites filled,) over 2 million dollars in annual income. AND, would also generate another $1 million + in profit for UMH Finance.
First question, is this legal? Sure is as long as it is connected to the sale of the home. No different than giving free lot rent with the purchase of a home.
Second question. Will E.W.L. do it?
No, S.A.L. will talk him out of it with the belief that some how, some way, these sites will be filled with the exorbitant site rent now in place which will never happen.
Lets hear from some of you other stockholders? Will it work? If you think it will contact Eugene Landy.
Something must be done..... |

Why not try it? Nothing to lose and plenty to gain.
That is what this company needs, new ideas along with new ways to bring this company back. |

I along with many other stockholders have grave concerns with the articles which we see posted concerning Sam Landy
which now consists of 8 pages and his lack of abilities to get along with both employees and others and some of his investments which are not limited to the horse farm at Albany but in talking with an employee the "Shopping center" which he built next to a northern Penna community (Wilkes Barre)which cost millions and turned out to be a big flop which UMH is now covering for.
I also see in the annual report where there are plans to build more sites at communities which already have high vacanies and have been told of communities which were moving homes in and had good sales which went flat do to management changes.
I think there comes a time when someone must take responsibilty for these conditions instead of making excuses.
With no increased income from new move ins during this quarter it is a good possibility that we could see a future cut in the dividend rate even larger than the one for this quarter which will push the stock price even lower.
From what I am told this is more of a reality than a possibility. |

| This company will be bought out within the next 5-7 years. Sooner if the older landy passes away. His sons just don't have the ability to run it. They seem to be surrounded by people who onlt tell them "Yes" when the logical conclusion is no. The dividend cut is slowly sinking in and stocks are slowly declining for both UMH and Monmouth. I don't see a happy ending for this corp. |
