With thousaands of negative comments and I read where the two sons are going to bring the company back from the brink of disaster.
Could it not be that one of these son's may be the main problem?

So all stocks are down huge percentages and you think all of UMH's problem's are caused by Sam and Mike Landy.
I quess Sam and Mike created sub prime lending. And I quess Sam and Mike empowered naked short sellers.
The truth of course is UMH has remained remarkeably strong considering the depth of this economic downturn. And I have heard Sam say that UMH is better positioned then other companies when the turn around comes.
As for the people who post negative comments on this board, who are they? They couldn't really be shareholders, unless those shareholders are trying to knock the price down and buy more. It is not likely they are home owning residents because home owning residents who want to sell their homes for more then they paid have an interest in saying good things about the company.
Current employees in good standing? Don't think so. Leaving only ex employes . Enjoy you day, reality is setting in, in both the stock market and the housing market. Keep spuing your lies.

Purchased our stock in the $12.00 range.
We do not believe all problems should be blamed on the market.
Company is having a problem holding $8.00.

Mike Landy is a complete joke. The fact that you would bring him up in the same sentence as Sam is silly. Say what you want about Sam, but at least he's been in the business for over 15 years. Mike was in the "recording industry". That means he was doing nothing. It looks like that he is going to be the one that's running UMH and Sam is going to take over MNRTA if the recent insider buys and sells are any indication. If it were me, I sell my UMH and buy MNRTA if I wanted to stay in this Landy madhouse. If you want to make money, go into biotechs. Hint. Find a company that is developing a cancer vaccine.

One of the things I learned about in the last few years is something called transference. Transference is when someone takes their own problems and issues and believes they are the traits of the person they are analazing. And while years agao I would never analyze you, partially because I have no interest in you at all, and partially because I never thought to analyze a wreak, I now understand how you transfer all of your own personal short comings in your analysis of Sam.
The reality is there are many many unhappy employees in this recession. No one feels they are being properly compensated in this economic downturn.
But to express your personal dislike of your employer and thier policies on a message board designed to hurt your employer and the company, that certainly is not conduct any new employer would welcome.
Your unhappy your employer doesn't appreciate your efforts and doesn't see your value. Welcome to the adult world.

When people who aren't trained Psychs. give their opinion of other peoples' problems, you can guarntee they're talking about themselves. On a seperate note, it's great that UMH didn't cut it's div. anymore than it did last year. I hope that's a portend of things to come. What about the much talked about commercial mortgage bubble that's about to pop? anyone want to talk about that? Is UMH prepared for that contingency? Is (one of their lagerest shareholders) MNRTA, prepared for that? They just bought a new property. I guess they're bullish on the futures. Congrats to all UMH longs on the divvies. First I would like to comment on "Truth Be Told", you say Sam is not to blame on the economic down turn of UMH, correct, you also say the residents are "Happy" and the can sell their homes for more than they paid correct, Well, I say you are wrong on both counts, residents are not happy due to not being able to sell their homes at all due to the lot rents being raised 2 and 3 times per year, and managers steeling their buyers with the assumption of buying a new home with a warrantee. Of course you do know this is illegal, if a real estate agent did this they could lose their licence. If corporate didnt ok all the increases, who is giving the go ahead? And you think people are happy in the communities, boy are you mislead. Why dont you talk to some of the residents to see how they really feel, oh yea you would just brush it off as a disgruntled resident anyway. You are a fool to believe that.

Now let me comment on the Physco. You say the economy is hurting everyone, UHM stock is down due to lack of sales..... hence there is the problem, as far as the wage increases you mean everyone has stopped paying their rent? then I could see no increases, to my knowledge everyone is still paying thier rent increases which include "salarys" and their increases!!!!!!!!!!!! So why would good employees not get wage increases, because it would take away from the corporate increases, cant lose those horse farms or the college funds for the kiddies now. So dont BS anyone here about losing money, stocks are down from sales, not from resident retention.!!!!!!!!! Thats the dumbest thing I ever heard! Cool

Income is down and continuing to drop. You have less than 80% occupancy in your communities.
Sam has others believing that the trailer park occupancy will come back to the 70's, 80's or even the 90's time. This will never happen.
Just like the Drive-In theater. mail box on every corner, Listen to the Statler Bros. record, "Do you remember when" It's gone, it's over,
There are other, better forms of housing which are better investments
Sure, you will find a few but it will not be many who want that type of housing.
UMH should have deversified when the market was still good and not depended on the income from the residents that they have left for an increase in income. Father had good investments that were carrying the company.

The manufactured housing industry is alive and well and people are still buying as an affordable alternative. The problem with this company is they charge outrageous rent and continue to raise it. They have cut their staff, so the parks are not being maintained well.
Google manufactured housing communites and see how many there are!!!

Lets see, some of your comments are correct, others are wrong.

The manufacturing housing industry is not well, it is very sick.
Some manufacturers are bankrup and out of business, Fleetwood for one, others are on a two or three day work week.
Yes, the mom and pop parks are doing OK do to low lot rent, they also havea high vacancy rate. corporate owned are not doing well at all do to sky high rents. Which is needed to make the company survive.
All of which have a high vacancy.
Just because you have a lot of parks listed don't mean they are doing well.
They are all for sale, believe me.
You sure don't see any new parks being built do you?

Its not that the should`nt get an increase, but if the community is`nt performing or there has not been any capitol improvements, taxes have not gone up, then no the dont deserve one. You say the company is hurting? how about the people who moved into your communities hoping for a better lifestyle and all they get is crap from a manager who should`nt be manager of the toilets on the boardwalk. Then think about them when they are laid off due to lack of work and need to feed their kids! Then go make claim to an increase, and force them out on the street, oh yea you already do that dont you.

Oh and as for the mafia, their smarter with their money, if they had invested in UMH, They would be running it by now.
